I rent my house with a long-term contract, it has 40 m2, an open living room, one bedroom, kitchen, bathroom, terrace, small storage room. The land has 1600m2.
It is located on the outskirts of Marmelete, a 10-minute walk from the center, it has no neighbors, only barking dogs in the distance.
I completely remodeled the house with care.
It has floor and roof insulation
There is a wood-burning stove and 3 infrared hybrid heaters. In summer the climate is cool thanks to the shade of the chestnut trees. The orientation is north.
Animals such as chickens, dogs, cats can be kept. The river in front of the door runs all year round, the water can be channeled to the garden. Otherwise, there is good quality city water from Monchique.
Short-term rental is not an option !!!

Ich vermiete mein Haus mit einem langfristigen Vertrag, es hat 40 m2, ein offenes Wohnzimmer, ein Schlafzimmer, Küche, Bad, Terrasse, kleiner Abstellraum. Das Grundstück hat 1600m2.
Es liegt am Ortsrand von Marmelete, 10 Gehminuten vom Zentrum entfernt, es hat keine Nachbarn, nur bellende Hunde in der Ferne.
Ich habe das Haus mit Sorgfalt komplett renoviert.
Es hat eine Fußboden- und Dachisolierung
Es gibt einen Holzofen und 3 Infrarot-Hybridheizungen. Im Sommer ist das Klima dank des Schattens der Kastanienbäume kühl. Die Ausrichtung ist Nord.
Tiere wie Hühner, Hunde, Katzen können gehalten werden. Der Fluss vor der Tür fließt das ganze Jahr über, das Wasser kann in den Garten geleitet werden. Ansonsten gibt es gutes Stadtwasser aus Monchique.
Kurzzeitmiete ist keine Option!!!

The monthly rent is 650.00 euros per month including water.
I reserve the right to change this if water-consumption is exceptionally high.
Electricity is billed separately.
The rental agreement lasts for one year, April 1, 2025 to March 31, 2026 with automatic extension.
It can be terminated 3 months before expiry.
The deposit is 2 months' rent.
An additional deposit of one month's rent is required for each pet with access to the house.
Access to the house by 3 animals (2 dogs and a cat or 2 cats and a dog) is the maximum.
Private liability insurance for humans and animals is required.
The house is without furniture.
I can provide the furniture that is currently there or take it out.
The kitchen is permanently installed.
There is no dishwasher due to lack of space.
A washing machine can be installed in the storage shed.
The goal is to make you feel comfortable and enjoy staying for a long time.

Die Monatsmiete beträgt 650,00 euro im monat inklusive Wasser.
Ich behalte mir vor das zu ändern,sollte der verbrauch ausserordentlich hoch ausfallen.
Strom wird extra abgerechnet.
Der Mietvertrag hat eine dauer von einem Jahr , 1 april 2025 bis 31.märz 2026 mit automatischer verlängerung.
Er kann 3 monate vor Ablauf gekündigt werden.
Die Kaution beträgt 2 Monatsmieten.
Pro Haustier mit zugang zum haus fällt eine Kaution von zusätzlich einer Monatsmiete an.
Der zugang von 3 Tieren (2 hunde und eine Katze oder 2 Katzen und ein hund ) zum haus ist das maximum .
Eine private Haftpflichtversicherung für mensch und tier ist erforderlich.
Das haus ist ohne möbel.
Die jetzt dort befindlichen Möbel kann ich zur verfügung stellen oder rausholen.
Die küche ist fest installiert.
eine geschirrspülmachine und ein backofen sind aus platzmangel nicht vorhanden.
eine Waschmachine kann im lagerhäuschen installiert werden.
Das Ziel ist, dass Du Dich wohlfühlst und gerne lange bleibst.
